To (Landlord):
We will not be renewing our lease at (Address). If you would like to show the apartment, we would be more than happy to make it look its best with two days notice.
There are a lot of reasons for us not renewing our lease. The upstairs neighbors are FAR too noisy, and there is a window in the bedroom that hasn’t closed since the day we moved in. Also, the pipe that was “fixed” under our sink came un-fixed yesterday. The tile still has its water damage, as it did when we moved in, and if you have an area rug and would like to cover that to make it look better when you’re showing the apartment, we would gladly put that down.
Thank you for a year of your business, we will be out by April 30th, enclosed is our last two months rent. When we have the apartment completely cleaned, we would like to go over an inspection of the apartment with you so we can regain our deposit.
Sincerely,

That's not mean at all. It's just pointing out why you're leaving.
